Rivergarden Condos Owners Corporation Committee invites experienced and qualified Owners Corporation management companies to submit an application for the provision of comprehensive strata management services.
We are seeking a professional, transparent, and proactive management partner capable of supporting a large and complex residential community. The successful applicant will demonstrate strong operational capability, clear communication practices, and a commitment to high service standards.
Rivergarden Condos comprises approximately 160 lots and includes a range of shared facilities and compliance obligations. The appointed manager will play a critical role in maintaining the building’s assets, supporting the Committee, and ensuring effective financial, operational, and regulatory management.
We encourage organisations with demonstrated experience in managing medium to large-scale Owners Corporations to apply.
Overview of the Tender Process
The tender process has been designed to ensure a fair, transparent, and thorough evaluation of all applicants.
Interested companies are invited to submit a detailed proposal addressing key areas including company experience, personnel, systems, service delivery approach, and fee structure. Submissions will be assessed against defined criteria such as experience with comparable buildings, service capability, financial transparency, and overall value.
Following submission:
- Applications will be reviewed by the Owners Corporation Committee
- A shortlist of suitable candidates will be invited to present
- Final selection will be based on both written submissions and presentations
- The successful applicant will be appointed for an initial term of 2–3 years (with probation)
The process includes opportunities for site inspections and submission of questions to ensure all applicants can prepare informed proposals. Further information can be found in the application form.
All submissions must be received by 5:00pm on 26 April 2026. Late submissions may not be considered.
